Brookwood in Georgetown honored at ceremony with contribution to build residential community for special needs adults
GEORGETOWN, Texas – (December 18, 2025) – After successfully entering the final phases of its award-winning master-planned community, Wolf Ranch, Hillwood Communities broke ground on Melina by Hillwood. Located near University Boulevard and Texas State Highway 130, approximately 200 acres was acquired from the Bost Family earlier in the year for the developer’s second master-planned community in the Georgetown area.
With about 840 homesites, Melina will be valued at approximately $500 million at full buildout expected in 2032. Grand opening to first residents will take place in spring 2027.
The initial phase of approximately 440 homesites will have lots that range in size from 40 to 50 feet in width. Homes will be priced from the $400s to the $600s.
Derived from the Greek word for “honey,” the name of the master-planned community, Melina, pays homage to Williamson County’s agricultural heritage and to the honey once produced on the land.
“With the groundbreaking at Melina, we’re making tremendous progress towards welcoming families to our second master-planned community in the Georgetown area,” said Duke Kerrigan, General Manager of Hillwood Communities in Austin. “Like at Wolf Ranch, we’ll have best-in-class amenities and offer an environment where families can truly thrive”
In addition to a pollinator garden and 20 acres of open space, there will be miles of trails and three scenic lakes. The outdoor amenity center will feature a resort-style pool, cabanas, covered pavilion, playscape, open-play field and sports courts.
Students living in Melina will attend schools within Georgetown ISD.
At the groundbreaking ceremony, Kerrigan presented a donation to Brookwood in Georgetown (BiG) to support building homes for special needs adults. A nonprofit, BiG provides vocational and residential opportunities for adults with disabilities with a mission to change the way the world views this population.
“We’re thrilled to be partnering with Hillwood Communities to bring more than 440 homes to Georgetown,” said Jeff Stinson, SVP of Land for Highland Homes. “Hillwood consistently delivers exceptional master-planned communities, and this development will be no exception—with access to top-rated schools, well designed amenities, and a vision grounded in long-term quality and livability. We are honored to help shape this land into a place future homeowners will be proud to call home.”

Hillwood, a Perot Company, has finalized plans for the Hunter Ranch property in Denton, Texas. The large-scale, mixed-use project is a combined effort of Hillwood Communities, the award-winning residential community developer based in Dallas, and Fort Worth-based Hillwood Properties, the developer of the 27,000-acre, mixed-use AllianceTexas master-planned development.
The 3,200-acre property in Denton is one of the original land holdings purchased by the Perot family in 1987. Situated at I-35W and Robson Ranch Road, the property serves as the entry gateway to Denton and was always a pivotal part of the long-term vision of what would become AllianceTexas. Hillwood’s commitment to the I-35W corridor will now see the delivery of the developer’s first large-scale, combination residential and mixed-used development.
The property’s most prominent feature, and the highest point in the City of Denton, is Pilot Knob. A unique geologic and ecological site in North Texas, Pilot Knob was considered a way finder for indigenous peoples, frontier settlers, and cattle drives. That status informed the story and a new name for the property – Landmark by Hillwood. “The land leads us” was the vision statement that put the land’s natural features forward in every planning decision.
“The Landmark project represents progress in our commitment to sustainable growth, which will bring vibrant living and recreational spaces to the City of Denton,” says Mayor Gerard Hudspeth. “I look forward to seeing this dynamic community come to life, driving economic development and creating a thriving environment. Strategic goal alignment has been the foundation of our partnership with the Hillwood team, and I am confident the project will deliver on our collective vision.”
Landmark will build on the success of past and current residential masterplans including Harvest in Argyle/Northlake, Pecan Square in Northlake, and the soon-to-open Treeline community in Justin. At build-out, the development will add 6,000 homes in a variety of product styles, sizes, and price ranges to the region.
The masterplan was envisioned around a distinctive 1,100-acre green ecosystem anchored by a 300-acre entertainment and park district encompassing Pilot Knob and the surrounding hills. An interconnected trail system, acres of recreation areas, and signature parks will create an expansive opportunity for outdoor recreation in Denton. In addition, a series of S.T.E.A.M.-focused learning parks are planned to promote nature education and engagement. The parks will be open to all in the North Texas region and extend science, technology, engineering, art, and math learning for existing and future on-site Denton ISD schools and neighboring school districts.
In addition to abundant residential, Landmark will deliver more than 5 million square feet of commercial, mixed-use space, and over 3,000 multifamily units fronting five-plus miles of I-35W. The master plan will seamlessly integrate retail, dining, office, entertainment, hospitality, and healthcare with ample green space similar to Parkside at Alliance Town Center.
“As development at AllianceTexas expands further into Denton, Landmark is an ideal location for a curated, mixed-use development that will complement the new residential community,” stated Kimberly Cole, Vice President at Hillwood Properties and commercial project manager for Landmark. “With Pilot Knob as its centerpiece, Landmark will be an experiential hub blending outdoor recreation with vibrant retail and entertainment opportunities. Drawing from our successful master plans at AllianceTexas, Circle T Ranch in Westlake, Texas and Frisco Station in Frisco, Texas, Landmark promises to become a regional draw for families, businesses, and visitors alike.”
This will be Hillwood’s first development in the City of Denton. Recognizing Denton’s established culture focused on arts, music, and education, Hillwood worked closely with elected officials and city staff to deliver a city-in-a-city concept as a southern gateway experience to Denton creating a new center of gravity and go-to destination in North Texas.
“It was important for us to collaborate with Denton to deliver a one-of-a-kind development that worked in concert with Denton and its values,” says Andrew Pieper, Vice President at Hillwood Communities and residential project manager for Landmark. “We let nature guide all planning with the city to protect environmentally sensitive areas while bringing needed housing, schools, employment, shopping, dining, entertainment, and outdoor recreation to the city.”
Landmark will break ground this September with 747 single-family lots in the opening phase. Nine builders will offer plans in a variety of sizes, designs, and price ranges with future development exploring additional product types and builders. Models are slated to open Spring 2026. Commercial planning and leasing are underway.

A 1,380-acre nature immersive community planned for 2025.
DALLAS – (January 30, 2024) – Hillwood Communities, the Dallas-based private real estate developer and part of the Perot Companies, has announced plans for its newest acquisition in Celina, Texas. Ramble by Hillwood, a 4,000-home community, will be the developer’s fourth community in Texas scheduled to open in 2025.
Hillwood closed on the 1,380 acres stretching from Preston Road to Custer Road, two miles north of downtown Celina, expanding its Celina footprint following the successful communities of Bluewood by Hillwood, Lilyana by Hillwood, and Glen Crossing, a joint venture with Wynne Jackson.
“Celina is one of the fastest growing cities in north Texas,” explained Ted Wilson, principal of Residential Strategies, Inc. “It’s current delivery of 2,500 new homes annually is projected to double in the next few years and that submarket has been particularly attractive to relocation buyers moving to the region.”
Brokered by David Davidson, Sr., of Davidson Real Estate, the sale was a deliberate decision by the owners to work with a visionary and well-capitalized developer who would deliver a premier residential community for Celina.
“It was important for us to collaborate with a respected local developer to realize our vision,” explained Van D. Nichols, owners’ representative. “Ross Perot, Jr.’s team has the integrity, creativity, and diligence to see Celina’s newest master-planned community add value to the region.”
“We are excited to launch our newest community in the dynamic Celina corridor,” stated Fred Balda, president of Hillwood Communities. “Ramble will highlight the best and brightest thinking with purposeful planning, distinctive amenities, on-site lifestyle programing, and more. We know homebuyers have many choices of where to live in DFW, and we believe Ramble, in highly regarded Celina ISD, will be their top choice.”
Ramble was envisioned during a three-day design and innovation workshop where top industry specialists and creative minds assembled to delve into the features of the property and allow the land to lead planning efforts. The community design incorporates the natural rolling hills, water features, and acres of mature trees into a four-mile greenbelt of activated parks, open spaces, and lakes perfect for outdoor enjoyment. New homes and amenities will border and wind through the natural features, offering families an immersive nature experience.
“Nature is the foremost amenity today’s home shoppers are looking for in a community,” shared Elaine Ford, senior vice president at Hillwood and project manager for Ramble. “Amenities will be designed to activate nature in fun and imaginative ways while our award-winning lifestyle programming brings neighbors together for a true sense of community.”
Ramble will feature 4,000 single-family homes from top DFW builders – American Legend Homes, Coventry Homes, Drees Custom Homes, Highland Homes, and Perry Homes – to offer an array of beautiful and timeless architectural styles. Conveniently situated adjacent to existing Celina ISD schools, land has been set aside for two future elementary schools. Additionally, 18 acres are designated for future multifamily and 64 acres for commercial and retail space.
“This will be Hillwood’s most active year with three new DFW communities breaking ground in 2024 and the growth of our footprint in the Houston market,” stated Brian Carlock, Hillwood Communities’ senior vice president of DFW Acquisitions. “Texas continues to draw thousands of new residents annually so our focus to add nearly 10,000 acres to the development pipeline since 2023 will grow new home housing inventory in the state by more than 15,000 homes over the next 20 years.”
The community will break ground later this year and deliver 700+ homes in phase one with a projected grand opening in late 2025.

Valencia community development to offer 938 homes
DALLAS – Oct. 26, 2021 – Award winning residential developer Hillwood Communities, a Perot Company, today announced the construction of its second Houston development Valencia. Located in the suburb of Manvel, Texas, the new 440-acre master-planned community will include 938 single-family lots surrounded by several miles of trails and multiple lakes, 28 acres reserved for commercial space and 15 acres planned for a new elementary school.
Valencia is located approximately two miles from Pomona, Hillwood Communities’ first Houston-area community, and is a prime example of Hillwood’s dedication to expanding its community presence in the area. Residents of the new development will live within minutes of beaches, state parks, shopping, dining and various other recreational options as well as several employment centers including Texas Medical Center. Homesites range from 40- to 70-foot lots and will be priced from $300K to $600K.
“We are excited to begin our second Houston project to help support the growth in Houston and the surrounding suburbs,” said Fred Balda, president, Hillwood Communities. “The area’s housing market is strong and gaining momentum, and we look forward to expanding our presence there even further.”
Hillwood Communities has partnered with Perry Homes, Coventry Homes and Pulte Homes for the construction of Valencia residences. The developer previously has partnered with each of these builders within its communities beyond Houston, including Dallas/Fort Worth and Austin.
“We are thrilled to be partnering again with Perry Homes, Coventry Homes and Pulte Homes to bring Valencia to life,” said Russell Bynum, regional manager, Hillwood Communities. “These three homebuilders bring decades of experience and a deep understanding of Hillwood Communities’ superior standard of excellence to the project, and that is reflected in each new home.”
To enhance the quality of living for the future residents of Valencia and surrounding areas, Hillwood created a Municipal Utility District (MUD) Brazoria County #83 during the last Texas legislative session to finance public improvements. In addition, developing Valencia has enabled plans for a new Manvel City Center to move forward.
“Hillwood Communities’ successful efforts in partnering with the city has allowed us to advance our work to provide much needed services and resources to support the growing resident population of our city,” said Debra Davison, mayor of Manvel. “We look forward to welcoming future Valencia residents to our city and to continuing our partnership with Hillwood Communities.”
