$1.5 billion project will use record eight builders for 609 home lots in first phase

NORTHLAKE, Texas – [Nov. 7, 2017] – Hillwood Communities, a Perot company, announced today it has closed on its largest residential development – Pecan Square in Northlake, Texas. The $1.5 billion mixed-use, master-planned community will consist of more than 3,000 homes, including 609 lots in the first phase.

On 1,157 acres near the southwest intersection of I-35W and FM 407 in Northlake, Pecan Square will include a mix of commercial retail, educational and residential uses, highlighted by home prices ranging from $270,000 to the $500,000s on a variety of lot and home sizes.

Eight builders have been selected for the development representing a variety of products from 40’ lots to one-acre lots. These builder partners include Ashton Woods, CalAtlantic Homes, DR Horton, David Weekley Homes, Highland Homes, Perry Homes, Plantation Homes and Pulte Homes.

Honoring Northlake’s rural heritage, Hillwood Communities will preserve the two rows of 200 pecan trees. These trees will welcome residents and visitors alike along the main drive connecting FM 407 to “Pecan Square,” the heart of the community that will resemble a classic town square found throughout many regions of North Texas. The square will be anchored by an existing horse training arena that will be repurposed as a multi-use amenity open to residents and community members.

“Pecan Square is one of the largest master-planned communities we have developed in our 25-plus year history. It is in a perfect position to offer a wide variety of home prices in a high-quality master-planned community within a tremendous school district,” said Brian Carlock, senior vice president of Hillwood Communities. “Northlake has a wonderful quality of life and happens to be in one of the highest growth areas in North Texas.”

As part of the transaction, Hillwood Communities donated 15 acres to Northwest ISD for an onsite elementary school. An additional 150-acre tract has been sold to Northwest ISD, which plans to use it for a new middle school, high school and football stadium.

“On behalf of the Northwest ISD Board of Trustees and our district’s faculty and staff, I sincerely appreciate Hillwood Communities’ commitment to our region,” said Ryder Warren, superintendent of Northwest ISD. “Our goal is to make our 23,000-plus students ‘Future Ready,’ and the relationship we maintain with Hillwood totally supports that aspiration.”

Carlock said the variety in home sizing suits owners of different lifestyles and stages of life, including first-time buyers, growing families and empty nesters. Pecan Square will break ground in spring 2018 and the homes are expected to be available for purchase in summer 2019.

Northlake is surrounded on three sides by the region’s growth surge – Fort Worth, Denton and Argyle/Flower Mound. With easy access to major transportation hubs like I-35W, Alliance Airport and Dallas/Fort Worth International Airport, Northlake is a prime spot for development.

“We all recognize growth is coming to the region. We are pleased Hillwood Communities embraces the town’s comprehensive land use plan as we successfully manage the inevitable growth,” said Northlake Mayor Peter Dewing. “Hillwood Communities shares our vision of honoring Northlake’s rural legacy while attracting a multi-generational, family-oriented and highly engaged community on land that is both restorative and productive.”

Pecan Square is across FM 407 from Hillwood Communities’ Harvest development, known in part for its farming and gardening. For more information on Pecan Square, visit www.PecanSquarebyHillwood.com.

Driving through the entrance to Harvest by Hillwood in Argyle, one gets an overwhelming feeling of wandering back in time.

Located at Interstate 35W and Farm Road 407, the 1,200-acre master-planned community is nothing short of idyllic. Like “Leave It To Beaver” mixed with a touch of “Pleasantville.”

Located at Interstate 35W and Farm Road 407, the community features rows of charming single-family model homes with perfectly-manicured lawns and a sparkling 11-acre lake filled with catfish and bass just begging to be caught. The streets, which are neatly lined with large trees, are immaculate.

Trash is nonexistent.

A sign points drivers in the direction of The Hall, Harvest’s main venue for community-wide events like potlucks and birthday parties. Unfortunately, there is no party on the agenda for today. Instead, I’m meeting Ross DeOtte, Harvest’s 27-year-old on-site farmer.

Hillwood Communities is proud to announce the grand opening of Farmhouse Coffee & Treasures, an onsite coffee shop at its Northlake/Argyle master-planned community of Harvest, that sells both artisan coffee and one-of-a-kind gifts.

Located in the hundred-year-old Faught House, a farmhouse at the center of the Harvest development, Farmhouse Coffee & Treasures was founded by Jim and Crystal Terry. Former pastors with a love of flipping historic houses, the married couple always dreamed of opening a coffee shop of their own.

“When we saw the farmhouse, we felt inspired. We immediately fell in love with the Hillwood family,” said Crystal. “We were able to combine our passions for restoration, people and coffee. God put us in the right place at the right time.”

The Terrys are proud to say that they could not have done it on their own. Crystal’s brother, Craig Briggs, is the owner of Hidden House Coffee, a small chain of top rated coffee shops in California. As Hidden House’s sister coffee shop, Farmhouse receives unique barista and management training from them, as well as routine distributions of fair trade roasted coffee beans, specially picked by Crystal’s nephew.

Luckily, Farmhouse’s menu isn’t solely focused on artisan coffee. In addition to chai tea and lemonade, Crystal and her team bake delicious homemade treats like breakfast burritos, pastries, molasses cookies, muffins, sandwiches and on every Thursday, tacos. Farmhouse also features hidden treasures from around the North Texas community, including soy candles, Amish made signs, blankets and other repurposed antique furniture and nick knacks. Customers can shop, sit on the front porch of the yellow house and enjoy a true artisan experience.

“The coffee shop is a game changer. As people are looking to buy a new home, they are able to see the warmth of the neighbors,” said Crystal. “It really does have an old town feel.”

The grand opening is September 23 and will last from 7 am until 7 pm. Special events include face painting, a petting zoo with pony rides, hay rides, snow cones and from 1-7pm, one drink will be half priced every hour. There will also be hourly raffle drawings that feature a year of free coffee and a gift basket from Magnolia Market.

“We are excited to have Farmhouse Coffee & Treasures onsite at Harvest,” said Angie Mastrocola, senior vice president of Hillwood Communities. “It is a wonderful addition for our residents and furthers our vision of creating community.”

Anchored by commercial and community farms, Harvest is a 1,200-acre walkable community designed to cultivate connections between neighbors. Pedestrian-friendly walkways, soft trails, and a 1.5-mile linear park connect the 3,200 single-family homes with flexible indoor and outdoor gathering places. Harvest combines the authentic attraction of country living within the framework of a modern, walkable community.

Hundreds of supporters from around the budding Harvest community gathered to welcome its newest family, retired U.S. Army Sgt. Kody Wilson, a Purple Heart recipient, with a mortgage-free home on Saturday, Sept. 9.

Initially being announced as the recipient of the home in the growing Northlake community at a ceremony on March 25, the family was greeted at their welcoming ceremony with two flyovers and a parade.

“It’s amazing; I mean, does your house look like that?” asked Wilson, standing with his wife, Laura, after their first home walkthrough. “The ceilings, everything fully furnished, matches the colors – it’s our style.”

An Iraq veteran who served two tours, in 2005 and 2007, Wilson’s left leg was amputated after an IED hit his platoon. Following his physical recovery, Wilson still suffers from anxiety disorder, post-traumatic stress disorder and hearing loss.

Dealing with the mental effects of combat and adjusting to life since losing his leg, Wilson is grateful for a home specifically modified to fit his needs as an injured veteran.

Pomona Elementary, a new campus of Alvin Independent School District, is contributing to a 40 percent rise in sales in Manvel's Pomona community so far this year.

Other factors include completion of the amenities center, and the addition of houses on 50-foot wide lots priced just under $300,000 by Perry Homes and Highland Homes, according to developer Hillwood Communities. Houses on 55-foot wide lots, by comparison, start around $350,000. Other options include 65-foot and 75-foot wide lots.

“Within the last 3 weeks, we've seen an uptick in sales with Harvey smack dab in the middle of it all,” said Russ Bynum, Houston general manager of Hillwood Communities.

“Pomona was high and dry throughout the duration of Harvey. None of our streets flooded.”

During the last 3 weeks, 15 houses have sold in Pomona. That compares with 13 to 14 sales in an average month.

Hillwood Communities partnered with Building Homes for Heroes and Highland Homes to honor Army Sgt. and Purple Heart recipient Kody Wilson and his family with a home at Harvest, Hillwood Communities’ master-planned community in Northlake, Texas. Today’s ceremony celebrated Sgt. Wilson’s service in the U.S. Army and unveiled his family’s new home.

Sgt. Wilson, who enlisted in 2005, was inspired to serve his country by his grandfather, a Korean War veteran. In Iraq in 2008, Sgt. Wilson’s platoon hit an IED that fractured his heel bone, elbow, femur, spine and left leg, which had to be amputated. Today, Sgt. Wilson suffers from anxiety disorder, post-traumatic stress disorder (PTSD) and hearing loss.

“Hillwood Communities is proud to partner with Building Homes for Heroes and Highland Homes by donating land and developing homes for our country’s greatest heroes,” said Fred Balda, president of Hillwood Communities. “Sgt. Wilson’s service is an inspiration to all of us at Hillwood Communities and having the Wilson family here at Harvest is a privilege.”

Hillwood Communities began its partnership in July 2016 with Building Homes for Heroes, one of the nation’s fastest growing and most efficiently run veterans’ charities. The organization provides wounded warriors with financial, family and emergency support in addition to mortgage-free housing complete with home modifications and further services that help them along the road to recovery. The donations for Sgt. Wilson’s home exceeded all past projects in North Texas for the organization.

This is the second home donated in Harvest. Army Sgt. First Class Randy Nantz, who joined the Army at age 33 and went on to become a Green Beret, received his home in March 2017.

“It is a great honor to be able to serve these veterans and their families,” said Ross Perot Jr., chairman of Hillwood. “This is a small contribution to Sgt. Wilson who was ready to give up his livelihood to protect us.”

Six other Purple Heart recipients attended the event honoring Sgt. Wilson and his family, where they received the keys to their home. During the ceremony, Leslie M. “Jack” Tolbert, a 99-year-old WWII veteran, performed a flyover in a Piper Cherokee 140 airplane, and Kenny Robinson performed “Hero,” a song he wrote in tribute to the military service men and women.

To kick off the ceremony, the University of North Texas Army ROTC Color Guard led a procession through Harvest along with Fort Worth Scottish Pipes & Drums, Patriot Guard Riders, the Argyle Fire Department and the Northlake Police Department.

Harvest: Gardening and Giving Back

Harvest, in Northlake and Argyle, Texas, is built on land that had been farmed for generations to support cattle and crops. The area is still rural in nature, so when Dallas-based Hillwood Communities held a three-day workshop to plan the new community, the agrihood idea was a slam dunk. Hillwood created a true farm, says Angie Mastrocola, senior VP of operations and the general manager.

“We built a five-bay greenhouse and hired a professional farmer, Ross DeOtte, to grow fruits and vegetables for us,” Mastrocola says. “We also grow demonstration crops—okra, tomatoes, lettuce—and when they’re harvested, we bring in a chef who shows residents how to incorporate those ingredients in recipes.” Surplus produce is donated to the North Texas Food Bank.

DeOtte uses the Harvest greenhouses for his private farm operation, where he grows specialty lettuces and vegetables for local restaurants. In return, he manages the Harvest crops and gardens and provides education, classes, and tours for residents and schoolchildren. In addition, there are two large community crop areas that produce sizable harvests in summer and winter, Mastrocola says. Then there are the orchards, which produce apples, figs, pears, pecans, and plums. Residents can rent raised garden beds for $60 to $100 per year to grow their own food under DeOtte’s guidance.

Pomona, Hillwood Communities' 1,000-acre Live Smart residential community in Manvel, is celebrating the move-in of their 100th homeowner.

“We're excited to hit this milestone, said Russ Bynum, general manager for Hillwood Communities. It was a great experience seeing all of our families come together recently at our Pomona Ultimate Block Party event. Seeing the families enjoy the amenities and lifestyle Pomona has to offer was heart-warming,” Bynum said.

In addition to the homes, setting and amenities, Pomona residents are enjoying living in Pomona because of the lifestyle it offers.

Another reason to celebrate is Perry Homes will join this summer the group of builders that includes Coventry Homes, David Weekley Homes, Highland Homes, Plantation Homes and Trendmaker Homes. Two models are under construction, and Highland Homes is also under construction with a new model home, giving buyers even more choices at Pomona in the 50-foot lot section.
