As the U.S. 380 corridor in Little Elm continues to grow, so too does the town’s population.

Union Park, the corridor’s first major residential development, has played a large part in bringing in residents since its opening in 2015. That growth is expected to continue with the construction of an additional 600 homes.

The new homes will be part of the Del Webb pre-retirement community on 120 acres within Union Park, just north of the elementary school site.

Del Webb is geared for residents 55 years and older who want smaller floorplans and yards, as well as lower maintenance costs. Although it will have all the perks offered in Union Park, such as walking trails, ponds and a public park, Del Webb will also contain its own amenities.

MANVEL, Texas [Jan. 27, 2017] – Pomona, Hillwood Communities’ 1,000-acre Live SmartSM residential community, opened its new Recreational Center, named Camp Pomona, on Thursday. The opening was marked by a group jump into the Camp pool, dubbed the Pomona Plunge, to raise money for the local community.

The “Pomona Plunge” was a highlight of the grand opening that brought together city officials, realtors, builders, and school officials to celebrate all that Camp Pomona has to offer, including two resort style pools, offices for the Pomona staff, a lighted event lawn and nine cabanas.

Russ Bynum, general manager of Pomona, pledged to make the jump into the cold pool in return for a $1,000 donation from Hillwood Communities that will be used to kick-start the Parent Teacher Organization (PTO) at the elementary school within the Pomona community, opening this fall.

The idea generated so much traction that Fred Balda, president of Hillwood Communities, pledged to make additional donations for the more than 20 other people who took the plunge, ultimately donating $10,000. Guests included the Manvel Mayor Delores Martin, city officials, VIP partners, architects, stakeholders, realtors, builders, and school district officials.

Camp Pomona, which had its ribbon cutting ceremony in December, is the last amenity to be completed in the first phase of development. The Camp features two resort style pools and furniture, nine cabanas, a state of the art “exploration zone” and an event lawn that overlooks the bayou, serving as a gathering place for residents.

“We are excited to be a part of the younger generation’s education by raising money to get the PTO started,” Bynum said. “We hope that Camp Pomona will be an important part of the Pomona community and become a place for all residents to come together. The plunge was the perfect opportunity for our community to work together to lay the building blocks for a brighter future.”

By focusing on the well-being of residents, community connection and enrichment, convenience, and stewardship of the land, Hillwood Communities built Pomona based on its Live SmartSM principles that help to enhance quality of life for residents. Pomona is centered on the Mustang Bayou and preserves hundreds of acres of greenbelts and marshlands. Through that conservation, Pomona provides outdoor activities and amenities to residents. With 2,000 single-family homes, Pomona is the closest master-planned community to Houston’s Central Business District.

Pre-Retirement Community to be developed adjacent to Union Park in Little Elm

January 17, 2017 [Little Elm, Tex.]– Hillwood Communities, a Perot company, just announced that it sold 120 acres in Little Elm to Del Webb, a Pulte Brand and America’s leading builder of new homes targeted to pre-retirement and retiring boomers. Del Webb will build approximately 600 new homes with features designed for those 55 years and older to replace their enormously successful, age-restricted Frisco Lakes community.

This deal is one of the only ventures of its kind in the country. Rather than building the new age-restricted community brand on its own, Del Webb is developing the community within the already existing, traditional master-planned neighborhood of Union Park. Little Elm and the high-end Hillwood community had the demographics and neighborhood charm that appealed to Del Webb.

While the new community will provide exclusive amenities for its residents, separate from those of Union Park, Hillwood Communities and Del Webb are motivated to work with each other on this venture.

“Hillwood Communities is excited to have the opportunity to work with Del Webb on such an innovative and efficient deal. Union Park is a beautiful community that has the small town charm that is perfect for Del Webb’s popular, age-restricted communities,” said Fred Balda, president of Hillwood Communities. “We know that as neighbors, Del Webb and Union Park will help grow the excellent Town of Little Elm.”

“Union Park’s emphasis on an active lifestyle and its sense of community perfectly aligns with Del Webb’s commitment to providing active adult buyers the opportunity to thrive in this stage of life by being comfortably connected to their neighborhood and spending time doing activities they enjoy most,” said Bryan Swindell, Dallas division president, Pulte Group. “We’re thrilled to be working with Hillwood Communities to bring Del Webb to Union Park, which we believe is a very dynamic community.”

Del Webb plans to begin development immediately and anticipates starting to sell homes in late 2017.

Developer Hillwood Communities has sold 120 acres in its Union Park community in Denton County to retirement housing builder Del Webb.

Del Web plans to build a 600-home age-restricted community as part of the 1,000-acre Union Park development on U.S. Highway 380 in the town of Little Elm.

The project will have homes for residents 55 and older. Del Webb already operates a successful community in Frisco.

“Hillwood Communities is excited to have the opportunity to work with Del Webb on such an innovative and efficient deal,” Fred Balda, president of Hillwood Communities, said in a statement. “Union Park is a beautiful community that has the small-town charm that is perfect for Del Webb's popular, age-restricted communities.”

Hillwood said it chose the sale to Del Webb rather than build its own age-restricted residential community.

December 8, 2016 [Manvel, Tex.]– Pomona, Hillwood Communities’ 1,000-acre master-planned residential Live SmartSM community in the Houston-area, and the Pearland Chamber of Commerce held a ribbon-cutting today to showcase the community’s new recreational facility that is nearing completion of its first phase of development.

Hillwood Communities, a Perot company, built Pomona based on Hillwood’s five Live SmartSM design principles: Connection, Well-being, Enrichment, Convenience and Stewardship. The Pomona community is centered on the Mustang Bayou, which represents both the inspiration and environmental obligation behind Pomona. By preserving hundreds of acres of greenbelts and marshlands, Pomona creates community through outdoor activities and amenities like wildlife spotting, Fish Camp and Exploration Park. Pomona encompasses 2,000 single-family homes and is the closest master-planned community to Houston’s central business district.
