HOW DO HOA DUES COMPARE ACROSS ALL COMMUNITIES?

HOA dues vary across communities based on factors like:
– Community amenities
– Lot size, lot location and home type
– County and school district
– PID/MUD or other special district structures
– Level of included maintenance 
– Lifestyle programming

For the most accurate and current HOA dues, we recommend reviewing the HOA pages on each community’s website and contacting the HOA management office for details.

WHICH TEXAS COMMUNITY HAS THE LOWEST TAX RATES?

Tax rates can vary significantly based on:
– County tax structures
– School district rates
– Municipal utility districts (MUDs) or Public Improvement Districts (PIDs)
– Special-purpose districts (hospital districts, community college districts, etc.)

ARE PLANNED COMMUNITIES GOOD INVESTMENTS FOR HOMEOWNERS?

Buying a home is typically a safe, long-term investment. New construction homes in our communities tend to maintain value or appreciate for several reasons:
– Strategic locations near growing cities
– Desirable, well-maintained amenities
– Quality homes from esteemed builders
– Location in good school districts
– Strong neighborhood identity and lifestyle programming

Research indicates homes in planned communities often appreciate faster in strong economies and retain value better in slower ones. This is due in large part to phased development in master planned communities. Unlike a single-phase new home build, master-planned communities are built in stages over 10–20 years. Each new phase usually comes with a price increase from the developer, which naturally “lifts” the resale value of the homes in earlier phases. As the developer adds more features (e.g., a new pool, dog park, fitness center, or onsite school), the desirability of the entire neighborhood increases.

We do not currently have any actively selling 55+ active adult communities, but we develop planned communities for residents of all ages and at different stages of life.
