Four Homebuilders Announced for Melina by Hillwood in Georgetown

October 8, 2026

Models set to open in spring 2027 for the developer’s second Greater Austin area community with homes priced from the $400s to the $700s

GEORGETOWN, Texas – Developer of the award-winning Wolf Ranch by Hillwood in Georgetown, Hillwood Communities has announced Highland Homes, its partner in developing Melina’s first phase, along with Newmark Homes, David Weekley Homes and Perry Homes as the builders for Melina by Hillwood. Situated on 200 acres in the southeastern region of the Georgetown market area near University Boulevard and Texas State Highway 130, the master-planned community will offer approximately 800 homes at buildout, with homes expected to be priced from the $400s to the $700s.

The first phase will include 386 homesites, with lot delivery scheduled for January 2027 and a grand opening of model homes planned for spring 2027. The remaining homesites are planned for the second phase.

Newmark Homes will build on 45-foot-wide lots, marking its first time building in a Hillwood community. Highland Homes and David Weekley Homes will offer homes on 50-foot-wide lots, while Highland Homes and Perry Homes will build on 60-foot-wide lots.

“Melina will give homebuyers a choice of builders and homesites in a location that keeps them connected to Georgetown and the greater Austin area,” said Duke Kerrigan, Senior Vice President and General Manager for Hillwood Communities in Austin. “The parks and gathering spaces we’re planning will give residents plenty of ways to spend time outdoors and get to know their neighbors.”

A planned 3-acre amenity area will include climate-controlled indoor event space, a resort-style pool with cabanas, a covered pavilion, a playground, a pollinator garden and pickleball courts. Melina will also feature 20 acres of open space, including three scenic lakes and an approximately 11-acre linear park that runs throughout the community and includes a 3-acre pond.

Hillwood Communities was named Developer of the Year at the Home Builders Association of Greater Austin’s 2026 MAX Awards.

“We’re pleased to partner with Hillwood on Melina’s first phase and to help bring these homebuilders together,” said John DePasquale, Division President-Central Texas for Highland Homes. “With homes on both 50- and 60-foot homesites, we look forward to giving buyers a range of options when our models open next spring.”

Melina by Hillwood offers access to Georgetown ISD schools as well as shopping and dining in Georgetown and employers throughout the Austin area.
