Hillwood Communities Announces Fourth Acquisition in Celina, Texas

A 1,380-acre nature immersive community planned for 2025.

DALLAS – (January 30, 2024) –  Hillwood Communities, the Dallas-based private real estate developer and part of the Perot Companies, has announced plans for its newest acquisition in Celina, Texas. Ramble by Hillwood, a 4,000-home community, will be the developer’s fourth community in Texas scheduled to open in 2025.

Hillwood closed on the 1,380 acres stretching from Preston Road to Custer Road, two miles north of downtown Celina, expanding its Celina footprint following the successful communities of Bluewood by Hillwood, Lilyana by Hillwood, and Glen Crossing, a joint venture with Wynne Jackson.

“Celina is one of the fastest growing cities in north Texas,” explained Ted Wilson, principal of Residential Strategies, Inc. “It’s current delivery of 2,500 new homes annually is projected to double in the next few years and that submarket has been particularly attractive to relocation buyers moving to the region.”

Brokered by David Davidson, Sr., of Davidson Real Estate, the sale was a deliberate decision by the owners to work with a visionary and well-capitalized developer who would deliver a premier residential community for Celina.

Ramble was envisioned during a three-day design and innovation workshop where top industry specialists and creative minds assembled to delve into the features of the property and allow the land to lead planning efforts. The community design incorporates the natural rolling hills, water features, and acres of mature trees into a four-mile greenbelt of activated parks, open spaces, and lakes perfect for outdoor enjoyment. New homes and amenities will border and wind through the natural features, offering families an immersive nature experience.

Ramble will feature 4,000 single-family homes from top DFW builders – American Legend Homes, Coventry Homes, Drees Custom Homes, Highland Homes, and Perry Homes – to offer an array of beautiful and timeless architectural styles. Conveniently situated adjacent to existing Celina ISD schools, land has been set aside for two future elementary schools. Additionally, 18 acres are designated for future multifamily and 64 acres for commercial and retail space.

“This will be Hillwood’s most active year with three new DFW communities breaking ground in 2024 and the growth of our footprint in the Houston market,” stated Brian Carlock, Hillwood Communities’ senior vice president of DFW Acquisitions. “Texas continues to draw thousands of new residents annually so our focus to add nearly 10,000 acres to the development pipeline since 2023 will grow new home housing inventory in the state by more than 15,000 homes over the next 20 years.”

The community will break ground later this year and deliver 700+ homes in phase one with a projected grand opening in late 2025.
