Brookwood in Georgetown honored at ceremony with contribution to build residential community for special needs adults

GEORGETOWN, Texas – (December 18, 2025) – After successfully entering the final phases of its award-winning master-planned community, Wolf Ranch, Hillwood Communities broke ground on Melina by Hillwood. Located near University Boulevard and Texas State Highway 130, approximately 200 acres was acquired from the Bost Family earlier in the year for the developer’s second master-planned community in the Georgetown area.

With about 840 homesites, Melina will be valued at approximately $500 million at full buildout expected in 2032. Grand opening to first residents will take place in spring 2027. 

The initial phase of approximately 440 homesites will have lots that range in size from 40 to 50 feet in width. Homes will be priced from the $400s to the $600s. 

Derived from the Greek word for “honey,” the name of the master-planned community, Melina, pays homage to Williamson County’s agricultural heritage and to the honey once produced on the land.

In addition to a pollinator garden and 20 acres of open space, there will be miles of trails and three scenic lakes.  The outdoor amenity center will feature a resort-style pool, cabanas, covered pavilion, playscape, open-play field and sports courts.

Students living in Melina will attend schools within Georgetown ISD.

At the groundbreaking ceremony, Kerrigan presented a donation to Brookwood in Georgetown (BiG) to support building homes for special needs adults. A nonprofit, BiG provides vocational and residential opportunities for adults with disabilities with a mission to change the way the world views this population.

Approximately 200 acres in the southeastern region of the Georgetown market area; Melina to offer approximately 840 homesites and nature-inspired living

GEORGETOWN, Texas – (June 25, 2025) – Hillwood Communities, a Perot Company and award-winning developer, has completed the transaction to acquire 200 acres for another master-planned community in the Greater Austin area. Located in the southeastern region of the Georgetown submarket near University Boulevard and Texas State Highway 130, Melina by Hillwood will offer approximately 840 homesites.

Offered homesites within Melina will include 40-,45-, and 50-foot lots and homes are anticipated to be priced from the $400s to the $600s. In addition to 20 acres of open space, there will be miles of trails and three scenic lakes at Melina. The outdoor amenity center will feature a resort-style pool, cabanas, covered pavilion, playscape, open-play field and a pickleball court.

Partnering with Highland Homes on the first phase of development, the initial phase will include approximately 440 homesites.

The land to develop Melina was acquired from longtime contributors to Georgetown’s agricultural heritage. For decades, the Bost Family cultivated wildflower fields and produced honey that was sold at local markets across Williamson County.

Melina’s name is derived from the Greek word for honey – Meli.

Themed storytelling and design elements throughout the community will reflect the history of the land and the Bost Family legacy.

Construction is scheduled to begin in late 2025 and new home opportunities will be available in spring 2027.

Hillwood, a Perot Company, has finalized plans for the Hunter Ranch property in Denton, Texas. The large-scale, mixed-use project is a combined effort of Hillwood Communities, the award-winning residential community developer based in Dallas, and Fort Worth-based Hillwood Properties, the developer of the 27,000-acre, mixed-use AllianceTexas master-planned development.

The 3,200-acre property in Denton is one of the original land holdings purchased by the Perot family in 1987. Situated at I-35W and Robson Ranch Road, the property serves as the entry gateway to Denton and was always a pivotal part of the long-term vision of what would become AllianceTexas. Hillwood’s commitment to the I-35W corridor will now see the delivery of the developer’s first large-scale, combination residential and mixed-used development.

The property’s most prominent feature, and the highest point in the City of Denton, is Pilot Knob. A unique geologic and ecological site in North Texas, Pilot Knob was considered a way finder for indigenous peoples, frontier settlers, and cattle drives. That status informed the story and a new name for the property – Landmark by Hillwood. “The land leads us” was the vision statement that put the land’s natural features forward in every planning decision.

Landmark will build on the success of past and current residential masterplans including Harvest in Argyle/Northlake, Pecan Square in Northlake, and the soon-to-open Treeline community in Justin. At build-out, the development will add 6,000 homes in a variety of product styles, sizes, and price ranges to the region.

The masterplan was envisioned around a distinctive 1,100-acre green ecosystem anchored by a 300-acre entertainment and park district encompassing Pilot Knob and the surrounding hills. An interconnected trail system, acres of recreation areas, and signature parks will create an expansive opportunity for outdoor recreation in Denton. In addition, a series of S.T.E.A.M.-focused learning parks are planned to promote nature education and engagement. The parks will be open to all in the North Texas region and extend science, technology, engineering, art, and math learning for existing and future on-site Denton ISD schools and neighboring school districts.

In addition to abundant residential, Landmark will deliver more than 5 million square feet of commercial, mixed-use space, and over 3,000 multifamily units fronting five-plus miles of I-35W. The master plan will seamlessly integrate retail, dining, office, entertainment, hospitality, and healthcare with ample green space similar to Parkside at Alliance Town Center.

This will be Hillwood’s first development in the City of Denton. Recognizing Denton’s established culture focused on arts, music, and education, Hillwood worked closely with elected officials and city staff to deliver a city-in-a-city concept as a southern gateway experience to Denton creating a new center of gravity and go-to destination in North Texas.

Moving trends from 2020 reveal that almost 20% of American households reported moves last year. The moving industry reported an uptick in household moves largely due to the COVID-19 pandemic.
