Explore Hillwood’s Master-Planned Communities in Texas

Lifestyle by Hillwood℠ has been our signature for more than 35 years of placemaking. Beyond each home is a well-built life, designed to invite you outside to explore. Follow a trail that leads to a nature adventure. Pick a park for play or for meeting friends to watch the game. Support the local bake sale, fire up the outdoor pizza oven for a block party, or meet neighbors on the green to celebrate the season and dance under the stars.

Each of our master-planned communities in Texas begins with a close look at the land and the local culture, along with respectful collaboration with local stakeholders at every step. As lead community developer, we oversee the entire process, from market research and land planning to choosing the right mix of homebuilders and lifestyle programs. When you compare neighborhoods, look past square footage. The right community gives you neighbors you know by name, gathering spaces, and room to play.

Discover Master-Planned Communities Across Texas’s Top Markets

Our Texas master-planned communities are located in and around three of the state’s largest metro areas: Dallas–Fort Worth, Greater Houston, and Greater Austin. Each one reflects its region, from North Texas prairie to Houston-area bayous to the San Gabriel River north of Austin. Wherever your job or family takes you, you may find a new Hillwood home community nearby.

Dallas–Fort Worth: Trail Systems, Town Centers, and Agrihoods

Our master-planned communities in Dallas–Fort Worth sit in fast-growing North Texas corridors, including Denton, Argyle, Northlake, Justin, Little Elm, and Celina. North of Fort Worth, Harvest in Argyle and Northlake is one of Texas’s first agrihoods, where a working farm, community gardens, and fruit orchards bring farm-to-table living close to home. Nearby, Pecan Square gathers Northlake around a walkable town square, shaded by more than 200 pecan trees preserved from the property’s days as a horse farm. In Justin, Treeline centers on a stand of mature trees and a creek, which inspired the community’s name. It offers treehouse-themed amenities and a stargazing park. All three communities sit near the AllianceTexas corridor, home to hundreds of companies and one of North Texas’s largest job centers.

Parks, lakes, and preserved land set the tone in our other North Texas communities. Landmark in Denton sets aside an 1,100-acre network of parks, trails, and open space, and Ramble in Celina surrounds an 18-acre recreational lake with more than 200 acres of preserved natural areas. Also in Celina, Lilyana offers walking trails and a catch-and-release fishing pond, while Union Park in Little Elm, not far from Lake Lewisville, is centered on a 30-acre Central Park.

Greater Houston: Coastal Living and Preserved Nature

Our master-planned communities near Houston pair natural beauty with quick drives to the region’s job centers. In Manvel, Pomona sits along Mustang Bayou, where marshland and 100-year-old oak trees frame trails, parks, and a lake system with docks for kayaks and paddleboards. Valencia, just down the road, takes its name from the orange groves that once grew on the land, with lakes and green spaces woven throughout the community. Both are close to State Highway 288, which leads north to the Texas Medical Center and downtown Houston.

If coastal living appeals to you, Legacy in League City places you in Galveston County, between Houston and the Gulf. About 60 acres of waterways run through the community, with amenities including a clubhouse, fitness center, and pools. Students attend schools in Clear Creek ISD, and Interstate 45 connects you to shopping, dining, and major employers.

Austin & Central Texas: Scenic Hill Country and Riverfront Trails

If you’re looking at master-planned communities in the Austin area, Wolf Ranch in Georgetown brings river views and room to roam. The community sits along the South Fork of the San Gabriel River near the edge of the Texas Hill Country, with more than three miles of river frontage set aside for parks and riverside paths. Miles of trails wind through Wolf Ranch and connect to Georgetown’s regional trail system.

Residents can enjoy two amenity centers. One features an infinity-edge pool and playscape overlooking the San Gabriel River, along with indoor and outdoor event space. The other offers a pool with cabanas and a lounging deck, plus a splash pad, fitness center, and playground. Wolf Ranch Elementary, part of Georgetown ISD, is located inside the community.

What Sets a Hillwood Master-Planned Community Apart

Here’s what you’ll find when you tour some of Texas’s best master-planned communities.

Miles of Trails and Outdoor Recreation

Trails are part of every Hillwood plan. Walking, running, and biking paths link neighborhoods to parks, lakes, and natural areas, so you can reach the pool or a playground without getting in the car. In several of our communities, the trail network also ties into city and regional trails. Beyond the trails, our amenity-rich master-planned communities feature shared spaces such as resort-style pools, fitness centers, coworking spaces, dog parks, splash pads, and event lawns, depending on the community.

On-Site Lifestyle Directors and Year-Round Events

Many of our communities have on-site lifestyle directors whose job is to bring neighbors together. Their calendars include holiday celebrations, community concerts, farmers’ markets, fun runs, movie nights, resident clubs, volunteer opportunities, and classes that help residents develop new interests. With events throughout the year, you’ll have regular chances to meet neighbors who share your interests and turn new faces into friends.

Premier Builder Partnerships and Modern Homes

As the developer, Hillwood selects a mix of trusted homebuilders for each community. With several builders offering homes in one community, you can compare floor plans, home sizes, and price ranges in a single visit. Many builders offer incentives and financing options. Their homes feature modern designs, the latest construction methods, and energy-efficient features that help homes use less energy.

Frequently Asked Questions About Texas Master-Planned Living

What makes a master-planned community different from a traditional subdivision?

A master-planned community is designed as a whole before construction begins. The developer maps out neighborhoods, parks, trails, amenity centers, school sites, and commercial space, then builds in phases over many years. A traditional subdivision is often a group of homes with few shared spaces. Hillwood communities also protect green space, follow design guidelines that keep streetscapes cohesive, and, in many cases, have a dedicated lifestyle team.

Where can I find Hillwood master-planned communities in Texas?

Hillwood has 11 active new home communities in Texas:
Dallas–Fort Worth: Harvest (Argyle and Northlake), Landmark (Denton), Lilyana (Celina), Pecan Square (Northlake), Ramble (Celina), Treeline (Justin), and Union Park (Little Elm)
Greater Houston: Legacy (League City), Pomona (Manvel), and Valencia (Manvel)
Greater Austin: Wolf Ranch (Georgetown)

Are move-in ready homes still considered “new homes”?

Yes, many move-in ready homes are still brand-new and have never been lived in. The difference is that key design decisions have already been made by the builder and the home is further along in the construction process.

What amenities are typically included in master-planned communities near me?

Amenities vary by community, but many master-planned communities include resort-style pools, fitness centers, trail networks, fishing ponds and lakes, dog parks, splash pads, sports courts, playgrounds, game rooms, outdoor kitchens/living spaces, and event lawns. Since many amenities open in phases, ask what is open now and what is planned for the future.

How do I choose the best master-planned community in Texas for my family?

Start with the basics that shape your daily routine:
Homes: Tour model homes from several builders to compare floor plans and pricing.
Amenities: Visit the amenity centers, parks, and trails to see which features fit the way your family likes to spend free time.
Schools: Research the school district and find out which campuses serve the community. Hillwood partners with local school districts to place elementary schools inside many of our communities.
Commute: Drive the route to work during rush hour.
HOA and lifestyle: Ask what HOA dues cover and request a copy of the events calendar.
Nearby services: Check how far you’ll be from grocery stores, restaurants, and healthcare.
Visiting on a weekend, when events are often underway, can also give you a feel for the community.

Do Hillwood master-planned communities have on-site lifestyle directors and events?

Yes. Lifestyle by Hillwood℠ is our signature program, and many of our communities have on-site lifestyle directors. They plan hundreds of events and gatherings each year, giving residents easy ways to meet neighbors, try new activities, and feel at home sooner.

Ready to Find the Ideal Planned Community Near You?

Typing “master-planned communities near me” into a search bar brings up a long list, but a visit to a Hillwood community tells you far more than a search result can. Tour model homes, talk with builder sales teams, and spend time at an amenity center to see what daily life looks like. Our builders have homes available now, and many are offering incentives, so now is a great time to buy.
